APRIL COTTAGE


The client asked for a complete refresh to all three facades of the property, we investigated what needed to be done, we advised the client of the repairs that needed to be actioned, various colour palettes schemes that would work well and be within keeping of other period properties in this conservation area.


The works included repairs to the brickwork sofit, relocation of period cast iron gutter bracket pins, rejuvenation of the guttering itself due to leaks at the joints, replace top casement window on front due to historical rot making sure to match existing make good all woodwork, sash window action refurbishment, replace front door due to excessive rot in places making it insecure, remove moss and other vegetation from gate side of wall, clean out french drain on pavement and replace lantern light to entrance way.

Project Details


First we removed the cast iron guttering and gutter bracket pins to be rejuvenated these had layers of old paint on the gutter channels and rust to the joints and pins. An Abrasive pad and wheel were used to clean and remove excess paint and rust before being treated with three coats of rust inhibitor paint in black statin before they would be refitted, using a rubber sealant to the joints with new fixings.

 

The brickwork to the soffit on the front elevation had crumbling mortar joints, we stabilised the joints especially around the old location of the gutter bracket pins, these were relocated and then three coats of black waterproof coating applied to the whole of the brick soffit.


The top casement window showed signs of historical rot to the top of the frame, we were advised by the client that this indeed did leak during heavy storms, we had our workshop make an exact replica but with the added benefit of storm-guard seals, we then removed the old and replaced with the new, making good on the inside with the correct matching paints.


the front door was replaced as this was deemed insecure, not up to building regulations and had signs of previous rot received repairs, the frame did not need to be replaced. both the new front door and back door received two coats of undercoat and three coats of quality exterior stain finish in a blue that complimented the wall colour and was from our heritage palette


The front old french drains were full of soil, road grit, various  foliage and were cleaned to the main drains and then jet washed, replacing the grid work back after cleaning.


The walls were dirty from road grime and grease. The walls were jet washed and scrubbed with a degreaser and allowed to completely dry before a heritage light blue which were matched to a properties front door colour in the area, this was a waterproof coating that has high elasticity and is water vapour permeable and is a high quality coating that lasts for years.


The sash windows and other paintwork had been previously painted to a poor standard, various portions of putty areas needed work as did the operation of the sash mechanisms themselves all the windows and frames were prepped and undercoated twice before receiving three coats of quality exterior stain finish paint in a heritage off white.


Upon completion of the project, the client  received a completed inspection report with paints list and maintenance guidance package, allowing our client to relax and enjoy the new look of their property.




MEADOWLANDS


Working from clients drawings for various outbuildings and annex with potential of main house demolition and rebuild.


Scope of works include groundworks, services install, demolition of existing property, erection of timber structures to architectural drawings. Project Management, Health & Safety Management, CDM Complience

Project Details


We first demolished the existing structures from the proposed site area after clearing debris, shrubbery and redundant materials, fencing off protected trees to guard against any damage.


We then marked out from the drawings and excavated to the required depths, using aggregates and reinforced concrete with a shuttering to create the new structurally sound base with ducting for service supplies and two courses of brickwork with DPC for timber frame.


Manufacture and install structural timber framework with door and window openings as per the drawings, including timber framing for interior walls. 


Install UPVC windows as specified, install breathable membrane to exterior walls and battening ready for cladding.


Manufacture pitched roof to new cabin, including install of velux windows, then cover with roofing membrane and batten out, finished with slate. Install rigid insulation to roofing structure and internals of framework and to cabin floor and install floating caber flooring.


Install of services, electrics and water only for kitchen, toilet, shower and utility use.


The install of first fix plumbing and electrics, including separate sewage pump stations for each timber structure with new drainage with inspection chambers and to connect to existing drains


Porch-way added as additional drawing, supported by solid timber posts sitting on concrete pads, cladding installed waney edged oak for both the cabin and pool house.


Demolish original pool pump housing and add structure to side of new pool house with access and log storage area match with waney edge oak cladding.


Fibreglass pool repairs, making good areas of damage, match colour with chlorinated rubber coating.


Insulate the internal walls install plasterboard and skirting, paint and decorating, install kitchen to main cabin. Second fix electrical and plumbing.
