Forestry England Rogate


Forestry England (formerly the Forestry Commission) reclaimed the tenancy of a barn in Rogate to repurpose it for the relocation of the Southern Regional Forestry Beats Team, who were previously based at the overgrown site at Queen Elizabeth Country Park.


We were appointed as the Principal Contractor for Phase 1 of the project, overseeing all aspects of the refurbishment.


Our responsibilities included managing CDM regulations, site setup and security, as well as health, safety, and welfare provisions. We also coordinated with all trades and visitors to ensure smooth operations on-site.


The scope of the project involved:


  • Removal of redundant substructures and coverings that did not meet current building standards.
  • Structural upgrades, including the installation of a mezzanine floor and the renewal of structural timbers.
  • Repairs to damaged timbers and concrete floors.
  • Creation of secure doorways, including the installation of high-security doorsets.
  • Building a strong room with concrete block walls and fireproofing.
  • Blockwork wall installation at a lower elevation, and the removal of lower timber walls to provide additional storage space.
  • Removal of barn doors, along with the refurbishment of three main barn doors.
  • Gully cleaning, the creation of a culvert, and removal of substandard guttering.
  • Installation of new fascias, industrial guttering, and a gutter gully for improved drainage.
  • Soak-away installation, including the addition of catch pits for debris.
  • Drainage repairs and the extension of underground ducting for cabling.
  • Resurfacing of the car park to complete the site upgrade


Through this comprehensive refurbishment, we are creating a modern, secure, and functional space for the Southern Regional Forestry Beats Team to continue their important work in managing and protecting our forests.

Project Detail


As the appointed Principal Contractor for Phase 1 of the project, we undertook full responsibility for managing and delivering a comprehensive refurbishment. This involved overseeing all on-site activities, ensuring strict compliance with CDM (Construction Design and Management) regulations, and maintaining the highest standards for health, safety, and welfare provisions. From the outset, we established a secure and efficient site setup, coordinating seamlessly with various trades and visitors to ensure the smooth progression of works.

The refurbishment began with the removal of outdated and non-compliant substructures and surface coverings, paving the way for modern upgrades. Structural improvements were a major focus, including the installation of a mezzanine floor to maximize usable space, the replacement of worn structural timbers, and the repair of damaged timbers and concrete floors to restore stability and functionality. Roof repairs were also carried out to address damage and ensure weatherproofing, safeguarding the structure from further deterioration.

Security and safety enhancements were integral to the project. We created secure doorways fitted with high-security doorsets and constructed a reinforced strong room with concrete block walls and integrated fireproofing. Internally, the layout was reconfigured through the construction of blockwork walls at a lower elevation, alongside the removal of lower-level timber walls to increase storage capacity.

Refurbishment and enhancement of access points were prioritized as well. Redundant barn doors were removed, while three main barn doors were restored to improve functionality and preserve their character. To address environmental resilience, comprehensive drainage upgrades were implemented. Gullies were cleaned, a new culvert was created to manage water flow, and substandard guttering was replaced with industrial-grade systems. Additional improvements included the installation of new fascias and gutter gullies, a soak-away system with integrated catch pits to handle debris, and essential drainage repairs. Underground ducting was extended to accommodate future cabling needs.

The roof received special attention as part of the broader upgrades. Repairs ensured the structure was weatherproof, protecting the interior and extending the lifespan of the building. These efforts complemented the external site improvements, which concluded with the resurfacing of the car park to enhance accessibility and provide a clean, finished appearance.

Through this extensive refurbishment, the site has been transformed into a modern, secure, and functional facility tailored to the operational needs of the Southern Regional Forestry Beats Team. These upgrades not only support their critical work in managing and protecting regional forests but also ensure the facility is equipped for long-term sustainability and efficiency.

MEADOWLANDS


Working in partnership with clients to develop designs for various outbuildings and annex while carefully considering potential main house reconstruction plans.


Tasks encompass groundwork, utility installations, demolishing existing structures, and constructing timber buildings in line with architectural blueprints. we are accountable for overseeing Project Management, prioritising Health & Safety measures, ensuring CDM Compliance, and fulfilling obligations as Principal Contractor.

Project Details


Beginning with the clearing of debris, shrubbery, and redundant materials, we demolished the existing structures on the proposed site. Protected trees were fenced off to prevent damage during this process.


Following the drawings, we excavated the site to the required depths. The new structurally sound base was created using aggregates, reinforced concrete, and shuttering, along with ducting for service supplies.


Two courses of brickwork with DPC for the timber frame were then put in place.


We proceeded to manufacture and install the structural timber framework, including door and window openings according to the drawings. Interior walls also received timber framing.


UPVC windows were installed as specified, and breathable membrane was added to the exterior walls, with battening prepared for cladding.


A pitched roof was manufactured for the new cabin, equipped with Velux windows and covered with roofing membrane and batten, finished with slate. Rigid insulation was installed on the roofing structure, internals of the framework, cabin floor, and floating Caber flooring.


Services for kitchen, toilet, shower, and utility use were installed. First-fix plumbing and electrics were completed, with separate sewage pump stations for each timber structure, new drainage with inspection chambers, and connections to existing drains.


An additional porch-way, supported by solid timber posts on concrete pads and clad with waney-edged oak, was added based on an additional drawing.


The original pool pump housing was demolished and a new structure was added to the side of the new pool house with access and log storage areas, matching with waney-edged oak cladding.


Fibreglass pool repairs were carried out to fix damaged areas, matching the colour with chlorinated rubber coating.


Internal walls were insulated, plasterboard and skirting were installed, and painting and decorating were completed.


The kitchen was installed in the main cabin, with second-fix electrical and plumbing work being finalised.


We ensure constant communication with the client and our trades teams through regular dialogues, site meetings, and toolbox talks. The work on this project is currently in progress.
